BWR believes that Access Homes business risk profile will be maintained over the medium term. The 'Stable' outlook indicates a low likelihood of rating change over the medium term. The rating outlook may be revised to 'Positive' in case the revenues and profit show sustained improvement. The rating outlook may be revised to 'Negative' if the revenues go down and profit margins show lower than expected figures.

KEY RATING DRIVERS

BWR has essentially relied upon the audited financial statements of Access Homes of FY18,FY19,FY20 and projected financial statements of FY21,FY22, publicly available information and information/clarifications provided by the entity’s management. The rating draws strength from the vast business experience of the proprietor. However, the rating is constrained by the scale of operations, salability risk, constitution of the entity and susceptibility to cyclicality in the real estate industry.

The liquidity position of the concern is stretched with average utilisation of working capital limits at 95-100% for the last 12 months coupled with below average debt protection metrices with ISCR and DSCR at 1.39 and 0.80 in FY20 respectively. Current ratio stood at 0.95 times.

ABOUT THE ENTITY

Access Homes was established as a proprietorship concern by Mr.Sathyaseelan during Dec 2010 in Chennai, Tamil Nadu. Access Homes is engaged in construction of various residential real estate projects in Chennai. The proprietor has around a decade experience in the same line of business. They have completed over 15 projects spanning over 86,257 Sq. feet of saleable area. And three other residential real estate projects with total area of 48,400 sq. feet are under various stages of development.
